House Rules & Rental Conditions
1. Cleaning for Long-Term Stays
• For stays longer than 28 days, guests are required to arrange and allow access for a mandatory additional cleaning service carried out by the Espavista cleaning team, coordinated in advance with the guest.
• Cleaning will take place during the stay:
For stays of 1 to 2 months — at least one additional cleaning, usually halfway through the rental period.
For stays longer than 2 months — at least once per month.
• Payment is made directly to the Espavista cleaning staff.
• The cost of the additional cleaning is the same as the final cleaning fee shown in the reservation.
• If the guest refuses the mandatory cleaning, the corresponding amount may be deducted from the security deposit.
2. Damages and Liability
• Guests are responsible for any damage caused by intentional acts, misuse, or negligent treatment of the property.
• Damages will be covered by the security deposit. If the repair cost exceeds the deposit, the guest must reimburse the remaining amount.
• The property owner is only responsible for repairs or replacements resulting from normal wear and tear.
3. Reporting Damage
• Guests must notify the host immediately of any damage or malfunction:
Within 1 hour if the issue could cause an accident, flooding, damage to neighbouring properties, or pose a risk to guests or third parties.
Within 24 hours for any other issues that do not represent a safety risk.
• All reports must be submitted in writing through the Airbnb messaging system.
4. Additional Conditions
• Smoking inside the property is strictly prohibited.
• Parties and events that may disturb neighbours or public order are not permitted.
• In the event of lost keys, access cards, or pool wristbands, guests will be responsible for the replacement costs (a new lock may cost from €60).
The time of moving in and handing over the keys should be agreed in advance on WhatsApp +34625965164 with our manager.
When checking in after hours, guests can collect the keys themselves from the safe deposit box located at the entrance of the Espavista office.

Espavista office hours: Monday - Friday, 10:00 to 19:00.
Safe boxes: 24 hours a day, 7 days a week.
Guests are required to leave the premises before 12:00 (noon), keys can be left indoors and the door slammed.
