Other things to note
House Rules and Rental Conditions
1. Cleaning for long-term reservations
• If the stay exceeds 28 days, guests are required to agree and allow access for an additional mandatory cleaning, carried out by Espavista’s cleaning staff and coordinated in advance with the guest.
• Cleaning is carried out during the stay:
- for stays of 1 to 2 months — at least one additional cleaning, usually halfway through the rental period;
- for stays of more than 2 months — at least once a month.
• Payment is made directly to Espavista’s cleaning staff.
• The cost of the additional cleaning is equal to the final cleaning fee indicated in the reservation.
• In case of refusal to allow mandatory cleaning, its cost may be deducted from the security deposit.
2. Security deposit
• The security deposit is €600.
• The amount will be blocked on the guest’s credit card at check-in.
• The refund (unblocking) will be made within 10 days after check-out, provided there is no damage to the property.
3. Damages and liability
• The guest is responsible for any damage caused by intentional actions, misuse, or negligent treatment of the property.
• Damages will be covered from the security deposit and, if the amount exceeds the deposit, the guest must reimburse the additional cost.
• The owner will only be responsible for repairs or replacement of equipment that fails due to normal wear and tear.
4. Damage reporting
• The guest must immediately notify the owner of any damage or defect:
- within 1 hour — if the issue may cause an accident, flooding, damage to neighbors, or pose a risk to occupants or third parties;
- within 24 hours — for other defects that do not pose a safety risk.
• Notification must be made in writing (via Airbnb).
5. Other conditions
• Smoking inside the property is prohibited.
• Parties or events disturbing public order are not allowed.
• In case of loss of keys or card/bracelet for pool, the guest must pay the replacement cost (from €60; a new lock may be required).
Check-in from 11:00 to 19:00
The time of moving in and handing over the keys should be agreed in advance on WhatsApp +34625965164 with our manager.
When checking in after hours, guests can collect the keys themselves from the safe deposit box located at the entrance of the Espavista office.

Safe boxes: 24 hours a day, 7 days a week.
Check-out before 12:00
Guests are required to leave the premises before 12:00 (noon), keys can be left indoors and the door slammed.
