Other things to note
House Rules and Rental Conditions
1. Cleaning for long-term reservations
• If the stay exceeds 28 days, guests are required to agree and allow access for an additional mandatory cleaning, carried out by Espavista’s cleaning staff and coordinated in advance with the guest.
• Cleaning is carried out during the stay:
- for stays of 1 to 2 months — at least one additional cleaning, usually halfway through the rental period;
- for stays of more than 2 months — at least once a month.
• Payment is made directly to Espavista’s cleaning staff.
• The cost of the additional cleaning is equal to the final cleaning fee indicated in the reservation.
• In case of refusal to allow mandatory cleaning, its cost may be deducted from the security deposit.

2. Security deposit
• The security deposit is €600.
• The amount will be blocked on the guest’s credit card at check-in.
• The refund (unblocking) will be made within 10 days after check-out, provided there is no damage to the property.

3. Damages and liability
• The guest is responsible for any damage caused by intentional actions, misuse, or negligent treatment of the property.
• Damages will be covered from the security deposit and, if the amount exceeds the deposit, the guest must reimburse the additional cost.
• The owner will only be responsible for repairs or replacement of equipment that fails due to normal wear and tear.

4. Damage reporting
• The guest must immediately notify the owner of any damage or defect:
- within 1 hour — if the issue may cause an accident, flooding, damage to neighbors, or pose a risk to occupants or third parties;
- within 24 hours — for other defects that do not pose a safety risk.
• Notification must be made in writing (via Airbnb).

5. Other conditions
• Smoking inside the property is prohibited.
• Parties or events disturbing public order are not allowed.
• In case of loss of keys or card/bracelet for pool, the guest must pay the replacement cost (from €60; a new lock may be required).

Check-in from 11:00 to 19:00

The time of moving in and handing over the keys should be agreed in advance on WhatsApp +34625965164 with our manager.

When checking in after hours, guests can collect the keys themselves from the safe deposit box located at the entrance of the Espavista office.

Highly recommended - great value for money.
The location was just where we needed to be - close to the beautiful La Mata beach and not too far from Torrevieja. A car is not needed as there is a good bus network. The apartment is lovely, spotlessly clean and well appointed. I cannot fault it!

Great location, less than 5 minutes to the beautiful beach, plenty of restaurants, & bars nearby. Fantastic walk along the Beachfront to the other part of La Mata.. where there are so many places to eat and drink. There is a good supermarket nearby. Quick links into Torrevieja, and a bus route. Parking is close by.

The apartment is ground floor, which is great as you have extra space on the patio. The dining area is enclosed, but with plenty of windows that open for the outdoor feel. The pool is lovely and opposite the apartment.

We were a family of plus a baby, plenty of space for all, but air con only in lounge, so had our bedroom doors open at night.

Kitchen is small but works well, small dishwasher, and an oven that combines a microwave, great idea for a small kitchen. Basic kitchen tools, no tea towel, but I had my own.. filter coffee machine, toaster and kettle. Good sized fridge with freezer. The third bedroom has a sofa bed, but also the washing machine.. a good size with plenty of storage.

WiFi works well.

The apartment is very nice, we enjoyed our stay, Alex who looks after the place is duper helpful. A very nice area for a relaxing break.

What a wonderful holiday we have had in La Mata and what a find of an apartment. There was great communication from Artur and Alex and the check in and check out was as smooth as it could be. The apartment was a 2 minute walk away from the beach and the pool area (right outside the front door) was clean and not overly busy. The kitchen is modern with everything you need and the beds were really comfortable. We will definitely be back.

We were greeted by Alexander, who showed us where everything was and was very friendly and helpful. The apartment was spotless and although there were 5 of us, we never felt cramped.

The apartment has one double room, one twin and a utility room which had a pull out sofa bed which my 6 year old was more than happy to sleep in. We did put a thick sheet over the window as it was quite bright in the mornings. It has a spacious lounge and 5 of us easily fitted on the sofa and it was a comfortable place to relax.

Kitchen and bathroom were again, very clean and modern. The electrics did trip out when we had a few things going but as we were the first in here, the host is going to increase the amount available.

The pool is literally right outside and we could watch the kids play in there from the lovely veranda. No inflatables in the pool but it was open until 10pm!

Beach is just a couple of minutes walk away. Gets pretty busy but we never struggled to find a spot.

All in all, we were delighted with the standard for what we paid. Clean, modern and we were well looked after!
