Other things to note
House Rules and Rental Conditions
1. Cleaning for long-term reservations
• If the stay exceeds 28 days, guests are required to agree and allow access for an additional mandatory cleaning, carried out by Espavista’s cleaning staff and coordinated in advance with the guest.
• Cleaning is carried out during the stay:
- for stays of 1 to 2 months — at least one additional cleaning, usually halfway through the rental period;
- for stays of more than 2 months — at least once a month.
• Payment is made directly to Espavista’s cleaning staff.
• The cost of the additional cleaning is equal to the final cleaning fee indicated in the reservation.
• In case of refusal to allow mandatory cleaning, its cost may be deducted from the security deposit.

2. Security deposit
• The security deposit is €600.
• The amount will be blocked on the guest’s credit card at check-in.
• The refund (unblocking) will be made within 10 days after check-out, provided there is no damage to the property.

3. Damages and liability
• The guest is responsible for any damage caused by intentional actions, misuse, or negligent treatment of the property.
• Damages will be covered from the security deposit and, if the amount exceeds the deposit, the guest must reimburse the additional cost.
• The owner will only be responsible for repairs or replacement of equipment that fails due to normal wear and tear.

4. Damage reporting
• The guest must immediately notify the owner of any damage or defect:
- within 1 hour — if the issue may cause an accident, flooding, damage to neighbors, or pose a risk to occupants or third parties;
- within 24 hours — for other defects that do not pose a safety risk.
• Notification must be made in writing (via Airbnb).

5. Other conditions
• Smoking inside the property is prohibited.
• Parties or events disturbing public order are not allowed.
• In case of loss of keys or card/bracelet for pool, the guest must pay the replacement cost (from €60; a new lock may be required).

Check-in from 11:00 to 19:00

The time of moving in and handing over the keys should be agreed in advance on WhatsApp +34625965164 with our manager.

When checking in after hours, guests can collect the keys themselves from the safe deposit box located at the entrance of the Espavista office.

Høylytte naboer men sånn er det i Spania.
Kunne ønsket noen form for solskjerming på balkongen.

La casa es pequeña pero muy acogedora. Decorada con buen gusto, súper limpia, muy buenas vistas, muy bien comunicada y la piscina es espectacular. Vecinos muy agradables. No hemos tenido problemas ni con el aire acondicionado, ni de ruidos ni con las hormigas como leí en otros comentarios. Fenomenal todo. Muy recomendable.

Después de vivir aquí durante 6 meses, puedo decir que este lugar tiene sus ventajas y contras (como cualquier otro). Ventajas: está cerca de la playa (10 minutos a pie). Tiene una terraza de buen tamaño donde uno puede sentarse y ver el amanecer y el atardecer todos los días (cuidado, hace mucho calor en verano). Hay muchos restaurantes excelentes en el centro de La Mata (recomiendo Valdez) hacen pizzas increíbles, pescado y papas fritas y churros (a quién no le encantan los churros).

Contras: el aire acondicionado no le ayudará mucho ya que no funciona correctamente (supongo que necesita ser re gaseado). Sin embargo, hay una estufa que funciona muy bien que está localizada debajo de la cama para cuando uno lo necesita. Los vecinos son ruidosos y se puede escuchar todo (y digo todo). También hay un pequeño problema de hormigas en el baño / cocina, pero si no le importa un huésped de vez en cuando, estarías bien. Además, no hay horno, así que está bien para estancias cortas, pero para estancias de largo plazo uno tendrá que comprar uno, ya que el propietario no lo quiso hacer.

Considerándolo todo, las ventajas superan las contras en mi opinión, especialmente en invierno.

Definitivamente me quedaría aquí de nuevo en invierno si surgiera la oportunidad.

Great place to stay for longer periods, not so much sun on the balcony but thats it, everything else is amazing. Very close to the beach.

Nos hemos alojado una semana y en general estaba bastante bien. En cambio los ruidos de los vecinos eran constantes desde por la mañana con niños, voces y demás. La cama era bastante cómoda, la playa está a unos 10 minutos andando, y la piscina está genial. El apartamento en general bastante bien, excepto los ruidos y que no hay persianas, por lo que entraba mucha luz por las mañanas. Lo que más nos ha gustado es la terraza y las vistas.

I lived in the flat few months long and was very happy with my choice. The flat is light, gives a feeling of space even as a studio and has a great view from a balcony, the green aria and house were permanently well-kept. A lot of parking place, bus stop just few minutes away. A huge wonderful park next to the house, close to the sea, about 10 minutes walk, supermarket and some cafes as well. Alexander is very kind and always ready to help. Thank you very much, I liked this place :)
