How to Get an NIE in Spain in 2026: Documents, Timing and the Application Process

You have decided to buy property in Spain and are trying to work out how to obtain an NIE. One source says it can be done in a day, while another describes weeks of waiting. At the same time, people argue about what should come first: the NIE or a Spanish bank account.

The key is to separate two different timeframes: waiting for an appointment and the processing of an application that has already been submitted. The core document list is clear, the fee is set officially, and the authorities must reach a decision within five days of the application being entered in the relevant register.

What an NIE is and why property buyers need it

NIE stands for Número de Identidad de Extranjero. It is the personal, unique identification number used for foreign nationals who have economic, professional or social dealings with Spain.

For an overseas property buyer, the NIE is one of the first essential identifiers. It is required for the tax and registration procedures connected with the purchase and will appear in the transaction documents.

The number is assigned once and does not change. However, an NIE is not a residence permit and does not in itself give the holder the right to live or work in Spain.

Spanish banks also commonly ask for an NIE, although the documentation needed to open an account varies according to nationality, residence status and the bank’s own compliance checks. A bank may also request a passport, proof of non-resident status, an address and evidence of the source of funds.

The difference between an NIE and a TIE

An NIE is a number. When it is requested separately, it may be issued on a paper certificate.

A TIE is a plastic card that documents lawful stay in Spain for foreign nationals to whom the card applies. It is generally obtained after a visa or authorisation has been granted for a stay of more than six months. EU citizens living in Spain for more than three months normally register in the Central Register of Foreign Nationals and receive an EU registration certificate rather than a standard TIE.

A non-resident buyer does not need a TIE in order to purchase property. A paper document showing the assigned NIE does not grant residence rights, but it is suitable for the administrative procedures connected with the transaction.

Documents required for an NIE application

The official procedure page provides the current links to the EX-15 form and the 790-012 payment form. The fee can be paid through a participating bank, and it is not necessary to hold an account with that bank simply to make the payment.

If a document is missing or the reason for the application is not properly evidenced, the application may not be accepted and another visit may be required.

Where to apply and how to book an appointment

In Spain, applications are submitted through an immigration office, known as an Oficina de Extranjería, or a Policía Nacional office that handles NIE assignments. An appointment through the official cita previa system is normally required.

Appointment availability changes constantly. It would therefore be misleading to promise that Torrevieja will always have earlier appointments than Alicante or another office in the province. The practical approach is to check the offices and dates available at the time the application is being arranged.

Once an application has been registered, the official maximum decision period is five days. This does not mean that an appointment will be available within five days: the wait for an appointment and the administrative processing period are separate stages.

Applying for an NIE from outside Spain

Applicants who are outside Spain can request an NIE through the Spanish consulate responsible for their place of residence. The application normally requires the EX-15 form, an identity document, evidence of the reason for the request and any additional documents specified by that consulate.

Processing times vary. Some consulates give an indicative period of about two weeks, while others warn that it may take at least four weeks. A universal promise of “four to eight weeks” should therefore be avoided; applicants should check the current information published by their own consulate.

An NIE obtained through a consulate can be used for Spanish administrative procedures, but it does not prove residence in Spain.

Yes, provided there is other documentary evidence of a justified economic, professional or social reason. For a property transaction, an office may accept a reservation agreement, a contrato de arras or another relevant document.

How long does it take to obtain an NIE in Spain

The official decision period is up to five days after the application has been registered. The time needed to obtain an available appointment must be considered separately.

Can I apply through a Spanish consulate
